Local Realtor Puzz Caswell owned my home, sold and began turnover deception 1990-Corruption stops here with me-2010.



(I sent an attachment of proof of non-disclosure and set up to sell me this hell- containing original emails where I refuse a disclosed stream property right off the bat, the property inspection, etc.- it is below these emails.)

To All Belfast Area Realtor's,

To date, the agency that has sold me hell has not responded to my request for these MLS listings. I am sending this request out to all. These MLS listings are in the archives, please mail them to me. In the attachment is a brief summary of intent to destroy my new life. Beginning with my refusal for stream properties and water concerns through out. As you will see, Bill Ingersoll went to great lengths to deceive me, a domestic survivor paying cash to relocate to safety. As you look as these requested listings on Seaview Terrace, do you see stream disclosure? The day of the showing of Seaview Terrace was after a few inches of fresh snow. The yard was level, agents stated there were no water issues or problems with neighborhood, just a bad market. That other undisclosed hell on Birch St, where the agent really baited me, saying that huge crack in the basement wall was repaired and not a problem. No way, I ran from there. It is still for sale right? Secret hell all over that subdivision.  They never answered my questions as to how subdivision infrastructure work with the City.

Jan Andrews recommended DJ Brown for the property inspection. Good. Spring melt too- Sam Mitchell supervised the inspections- see the report in the attachment- stream never disclosed AGAIN, or unstabilized banks, the drywall at the entrance is peeling- one coat of paint! Looks most of the drywall was replaced- new cracking in many places.

How can you sell these properties of hell and ruin people's lives? There is no doubt that I was thorough, did everything, asked everything, and Bill took me out. Jan took me out. Sam took me out. DJ Brown took me out. Belfast City Planner, Manager, Code Officer, Council, Attorney, DEP, Realtor Commission, all these businesses drowning us, a flood zone, flood plain, hiding documents, beating me to death. Stress kills, we were at death's door when we came here in 2010 to begin again. Puzz Caswell- prior owner of my house and the first to start the deceptions and corruptions to the buyer. She even told me that it was the City's responsibility to fix Seaview, she had never seen the destruction so bad, and then she lies to the commission with a written testimony that I caused the erosion. That I ripped up the banks for a garden, that I never got a fence permit, lies, total lies.

Four years later, the basic infrastructure for residents is denied and you trick the buyers. You should be screaming at City Hall. The schools are a disaster, the mil rate is going to go through the roof. This was years and years in the making and no one spoke up or stood up. That I know of. It is all coming to a nasty head. Soon, I will be out protesting and spreading awareness. It is sickening to think I was denied life by Bill Ingersoll, Jan Andrews and Sam Mitchell.

Hi- I like 12 Stover- mls#918125. Stream has me nervous though. Any water ever in basement- there aren't any pictures of the basement. What is in there? What about the street itself when it snows? Does the town plow- how does that work? What do you think the lowest price they would take for it? Had a realtor here today- going to start at 300K, might not be able to afford 240 after all is said and done- 210-220 cash might be more like it. Thanks. Also- I may change my visit to the week after christmas. Will keep you posted.

I'm interested in #930751. Is the basement dry? I think I read that you can access the garage through the house- probably down stairs right? Is there a bathroom downstairs? Is the deck stable? I want to be able to accept a low offer on this house and still have a cushion. I would put up a privacy fence, the dogs don't bark if they aren't provoked. Please tell me what you can- age of windows, roof, furnace, etc. Thanks

Hi Jan,

Thanks for all the listings. I am booked at the Comfort Inn for the week after Xmas. Monday- Thursday are good to show. I'd prefer to get them all in on the same day. These are the listings, 955519, 929401, 936556 ( YES, 2/BR- ok- I like that it is by the Y), 930751 and 955457. These last 2 on Seaview- what is the reason for selling on these? Is anything happening that will make me sad for living there? I have been through hell and back and do not want trouble with any neighbors, construction and persistent noise- is Rte 1 a problem for these residents? Do any of these listings have these problems?

My plans are to sell and be in Belfast by summer 2010. To move my house, I may have to take a beating- but I will and will scale down my purchase. I am determined and will be buying.

Hi Laurie:  I have taken a look at the five listings you sent me.  I see no problems with any of them.  The ones in Seaview Terr. Are in an area between t. 1 and Northport Ave.  However, other then some road noise, there is no problem with the neighborhood. 
Be sure to contact me at least a week before Christmas to confirm your stay and to add any additional listings.  Right now I have you scheduled for Tuesday, Dec. 29th.  We can discuss a time with you confirm.

Hi Laurie:  The house on High St. has a wet yard and when I was last in it, it had mold growing on one wall.  I do not think this would work for you.  A short sale is one that takes a ton of patience to work through and a lot of time.  It would be good if you could avoid the short sale homes. 
Be patient.  The market is beginning to get better.  Check often with your Realtor on the market conditions in your area.  Our area is always about 6 months behind the rest of New England.  Take care, Jan

Hi,

I dropped my price by 25k a week ago and haven't had one showing. The ranch on High St is not going to be within my range. I have to have a little reserve for emergency until I get a job. Seaview is best but if that sells I need a back up. #98213 is close to the park on Wight St. It's small but at that price I can manage. Is it decent? The yard looks good, not sure how short sales work.

I'm waiting till month end and if no offers, I'll drop another 10 and so on.

Hi- 

Glad to hear the house is empty- did they replace the dishwasher? "As Is" on the appliances?? I thought there was a 1 year warranty on the home. I didn't really look at the appliances because I figured it would be covered if there was anything wrong with them. Usually men aren't as observant as women- the house should look like the pictures look- how is the yard? Can you put in a clause that it is subject to your inspection when you return in May?

Also, my closing isn't until after 6/23, but before 6/30- so far it's 6/25. My buyer put a Time of Essence on the contract to be sure it closes by the end of June for the mortgage. 

It is best to reach me on my house phone- 732-238-4645- the cell is usually in the car- I rarely use it.

Hi,

We spoke the other day about the eroison (the mowers came back to mow the area but I had already done it). I went down to City Hall and Wayne showed me a map where many runoff's (I think around 5, I asked for a copy of that map but haven't rec'd) are channeled into the stream. Wayne has yet to respond how it can be legal for the City to divert storm drain to private property and incredibly a floodplain to boot.

The stream appears to me to have been trenched because it clear of large boulders which I see up on the banks. Wayne is telling me it is a natural stream and the City did not trench. Do you or Karen know if this stream was ever altered by anyone?

I will foward you the emails so far.

I don't know if Karen is aware of the additional constrcution of the professional building of WCGH behind us. They are doubling the size and moving the chillers and other equipment to directly behind us. It is currently behind the Smith's @ 5 Seaview and Mr. Smith said the constant noise from the chiller is "maddening". Mike Hogan has tried to appease him with shubbery and shields that have been ineffective. In the public hearing last week, Hogan said he is moving the equipment because of Mr. Smith. I wrote in and asked for the units to be put in front of the building (they can enclose them and deal with it) but Hogan said he would be "appalled" to drive in and see that. He was argumentative with the board, saying it doesn't meet the 75 decibels and is not concerned with the residents. They will be expanding the building again and enlarging the unit as well and Hogan is not concerned with that. On 5/25 at 6pm the Planning Board is coming to the site, the public can attend but cannot comment until the meeting immediately following at 7. They are accepting written/email concerns prior.

I do not want to be told that he will put in a few useless shrubs or a small screen. I am asking for it to be moved or for a full well made sound barrier to enclose the chiller and for screening so that we are not looking at the additional machinery as well ( a huge white propane tank, electrical boxes and who knows what else- he never presented that in his application) The storm runoff will also be addressed and the land owned by the mental health for hazardous trees.

I watched hours/days of debate for the removal of a tree because of the wind turbine blades that will be moved through our roads. I told the planning board that I expect the same support and concern as it will clearly negatively affect quality of life.
