Earl Black tries to shut me up with $7600. I had estimates to restore my property lost in the forced flooding of $25,260 (ON ONE SIDE ONLY BOTH SIDES WAS $75,000) and that Earl and real estate agents clean up real estate corruption with Belfast City Hall. I did not take the shut up.
Maine Real Estate Commission dismissed my complaint with the most corrupt, stupid response that I should have done a MORE exhaustive search of MY PRIVATE PROPERTY DRAINAGE DITCH.

Hi Laurie: The house on High St. has a wet yard and when I was last in it, it had mold growing on one wall. I do not think this would work for you. A short sale is one that takes a ton of patience to work through and a lot of time. It would be good if you could avoid the short sale homes.

My corner lot home is killing my back- we have been getting nailed with snow. I was supposed to have a showing from an agent, Mike Brown with the listing realtor- Gloria Zastko. Confirmed time between 4-5. By 5:15 pm I called the office back to check. They said showing was cancelled and I wanted to know why no one called me to cancel. Mike (I never met him) got on the phone and went on and on about the client being 45 minutes late- how he had 2 other showings as well... when I asked why he didn't call me- he avoided accountability and said "someone" from the office should have called me. I asked him to transfer me to Joyce Ann (my agent) and he said "Are you going to complain about me?" I said yes and he said "Then, I will never show your house". Lovely. Gloria, the owner called me, she's 78 and apologized for him, he never called to apologize. Then she was telling me that she has a renter who is not paying her and other problems she is having. Lovely. The client that cancelled was never rescheduled, Joyce Ann is asking me to drop the price again, I'm not too pleased. My contract with them is up on 4/1, but I could probably pull out on the threat from their agent. I'm checking with my friend, Jeanne at Diane Turton.
Regardless, my home is cheap and no one is offering. The comparable listings are in seedy sections of town but this town draws alot of portugese and mexicans during the past 10 years. I'm in a state- not sure how far to drop and worried that Seaview may sell. I need back ups- 401 High St- #889789- that has been on for awhile at 189k- they don't seem to need to sell- what would be the lowest on that and is it a good home? I know it's 2 b/r. Then I see 274 High st- #961193- 2 b/r- looks small and all electric- I'd want to convert that- it's $140,800- is that a good home?

Thanks. The buyers really held the reins and when I agreed to 230- it was under the conditions that I would not have to put out any money. Getting the permits is not an issue because he did everything to code (shed and woodburning stove) but never got the permits. Now the permits are not as cheap. I went to the Borough yesterday. My friend (another Jeanne) gives out paperwork for permits. I showed her the specs and she said it is fine- many people do this and deal with it if they ever sell. She couldn't tell me how much the permits will cost, I pressed for a ballpark and asked if it would be under 2k and she said yes. We have another town that actually does the inspections (Old Bridge) so she doesn't see the billings. She said I will not be "fined" but the applications and inspections can take weeks. So, I have to pay, that is what I mean about serious- not that there was anything wrong with the jobs. They were done in 1987 and 1988. My brother-in-law is a Tom Villa (sp?), his work is impeccable, he is the one who did the work with my ex as his helper.
I am worried about the condition of the Seaview house with the renters. I want a home inspection before I make an offer, renters can do some damage. I would think that they have something in place for that since they are out of state too. I do not want to loose the $6500 either, that is another factor in my taking the the 230k- coming down 70k in 3 months, my head is spinning. I had to, too many on the market and more coming. I'm actually lucky and the buyers are very excited, they have a young child and are a young couple living in Bayonne, NJ. That is one nasty place, crime ridden and industrial pollution- oil refineries all over and a seaport- an assault to all the senses. This will be a "Maine" for them.

I didn't really look at the appliances because I figured it would be covered if there was anything wrong with them. Usually men aren't as observant as women- the house should look like the pictures look- how is the yard? Can you put in a clause that it is subject to your inspection when you return in May?
Also, my closing isn't until after 6/23, but before 6/30- so far it's 6/25. My buyer put a Time of Essence on the contract to be sure it closes by the end of June for the mortgage.

I received the report yesterday.
1. Chimney flashing needs immediate repair- stains in attic/ no stains on interior ceilings. Told him it was reflashed in 2006- Jack said leaking is new. Roof needs to be ripped off and redone. Until then, flashing must be done.
2. Downspout disconnected, gutters leaking- clean gutters, fix leak and connect downspout.
3. Sliding Door is shot. Very difficult to open and does not lock. Replace with Anderson not Matthew Brothers.
4. Mold on Sheetrock under stairs- not tested- Remove with bleach and Hot water.
5. GFCI outlets needed in Kitchen and Basement Bath, some outlets are outdated- 2 prong- correct to 3 prong. Furniture blocking full inspections.
6. Upstairs Bath- sink cracked and drain stopper non functional and shower head leaks.
7. Downstairs Bath- valves and shower head very loose and leaking.
8. Upper portion of interior stairs hand rail is loose.
9. Dryer venting improper- plastic, must be metal.
10. Needs state code CO monitor and smoke alarms.
11. Plants/Tree touch house. Keep all bushes, shrubs, trees, etc. trimmed back.
These are my additions
A.Please adivise if there are screens for windows and doors.
B.Furniture in house and gargage blocked some inspections- thought house was empty??
C.Not sure if damage to yard where vehicles were on grass- please advise.
D.Is there a remote for the garage door opener?
If everything moves along, I am seeking permission to install a backyard fence prior to closing so it is complete upon my arrival. The sliding door is crucial- I need it big time for the dogs.
Jack is picking the radon test up tomorrow- if it is high he will call me.

The dang attorneys here make everything difficult, I wait days for responses and often have to call and call (costing me $300 an hour- it's sinful, don't even get me going on this motion to move my son out of state- have to do it though, the ex has mini Jimmy Cocharan (sp?) she beat us up bad with her court connections in the divorce- no one can believe it- I'm a mess hoping it doesn't happen again- got a better attorney (I hope) this time) Don't worry, with or without court approval I'm moving... With court approval, I can avoid this pain for my boy. Scoop and run. We've been through this, but this will be the final time (I think).
I was planning on closing in the back, starting from the back corner of each backside of house to the property line to the back and across- leaving the sides open- so if it is on the side of the garage- we're OK. I was thinking of a 6 foot vinyl privacy on both sides and maybe a picket or chain link along the back to give the dogs something to see. Do you know if I will have to get a permit?

Laurie: The sellers ar OK with you putting up a fence prior to closing. However, they would like to know what kind and where. They are concerned that whoever puts it up checks to be sure that they don’t hit the underground pipes from the sump pump to the ditch to the right of the garage. This pipe is down about 18 inches.

Really looks good- having both houses under contract and closing was a big plus- made the Judge calm. Have to have a job in place by 7/17 and then she will rule that Michael can stay. Going to a pro resume writer today and applying at ATHENA for a position that I am perfect for. Bank of America doesn't have any postings now. If you know of any full time jobs and lastly part time jobs that I could apply for, I'd be thnakful. I left the work for ce in 1994 after 15 solid years of heavy customer service in a hospital supplier company (Baxter), heavy phone work/computer work/multi tasking. I did credit and collections for 2 years there, and was a transportation coordinator for 2 years. Then as a mother came the real and trying 24/7 job. Have lots of compassion and experience in dealing with out of control situations, also trained to be a volunteer Obudsmen for senior living facilities but then I decided to move so I was not placed to oversee a facility, but I went through the 40 hr training. For 2 years Worked in the school cafeteria from 9-2 and then crossing guard 7:30-9, 2:30-4. Wish someone would have ran me over- being on my feet all day without challenge was torture. But I smiled all day.
In other words, I am open for anything. Let's Roll!!

I own it now and I
don't know my property lines. This stake I see is not even a stake.
Bill Ingersoll would come days later with the actual survey from Good
Deeds but it shows even a clothes line but no creek/ditch/swale
running across the back. I ask him where the property line ends and
he jumps across the ditch and shows me the stake. So, now I'm
concerned but it's dry, not disclosed as a stream, Laura said it was
dried up. Ok, I've got to get a job and now my ex is here and lost my
daughters new dog. It was awful for 4 days- then a siting- thank
goodness for social media. We got him across Rte 1 a few miles away.
A lady lured him with a cookie and he still had his leash on. Oh and
my neighbor 2 houses down comes over to tell me he is not fond of
beagles. He'd keep harassing me and went to the Chief of Police. The
Chief came over, said I went above and beyond with my fence and
efforts and that this man was intense.
Chief suggested a restraining order against him, I said OK. Welcome to Belfast, it has only just begun...

My cell service is awful here. Have to get a land line, until then- email. Seems to be a boundary issue here. Laura said that Caswell drove this stake in the front yard by the tree and that is not accurate. I went on the other side of the trees that they planted and see a stake by the creek that is probably more in line. Laura also thinks the people on the other side also took a slice. So- I need definites on my property lines and soon. I want to start on the fence.
Laura told me it will be difficult because of Northport Ave moving so many times. I don't need exact, just close enough to avoid any problems from either side. Have t go to Skowhegan around 4 later to get get Michael (He is with my sister-in-law- and having a ball- went to the drive-in last night)
Met Sarah, Laura's daughter- how sweet is she. I felt an instant bond with her- she invited me to her Yoga class when she gets back from Mayo. Fun.
All is grand, love the house, defects and all- nothing that can't be fixed. Feel like a bird, freed from captivity. Chirp Chirp.

Hi Laurie,
I went to Good Deeds to check on the survey pins and sure enough they drew that line on an angle as the pins indicate. Both your lot and the one to the left were one lot at one time and owned by the Caswells. When they went to split it into two lots the garage on the other side was too close to the new line so they had to set the front pin over far enough that the garage had the necessary 15 foot set back! I have left a message on Puzz Caswell’s cell to call Good Deeds to authorize them to make a print of the survey for me. I will bring that by as soon as I get it but it might be next week. I would go by the pins that we were looking at as gospel for your fence. I also looked on the tax map and sure enough there is an angle there too but being a smaller map it doesn’t show up as being that extreme. In reality it is correct.
I will email the lawn mowers as soon as I get them.
